Appraise This

Sacramento County has specific filing dates for Tax Assessment Appeals, and we are smack dab in the middle of it!!!!!  All forms must be filed by November 30, 2009!!!!!

The Assessor's Office is ready to adjust for our recent home value decreases - their website reflects this.  They have all the info you need right there on the home page: http://www.assessor.saccounty.net/default.htm  Of GREAT importance is the second link under Hot Topics: Find Your Assessed Value on Parcel Viewer.  Click there, then scroll to the bottom of the page and click "Accept" (or read the whole page, if you feel you must...)  Enter your address, click "Submit", and your Parcel Data will be displayed.  Look to the section titled "Assessor's 2009-2010 Roll Values".  You will have a Land Value and an Improvement Value.  Those added together should be the Market Value as of January 1, 2009.  The Net Assessed Value is minus any Exemptions.  If the value looks reasonable, you need do nothing!

If the value on the 2009-2010 Roll still looks high, I recommend looking at the Assessor's Office website and following the directions on what to do.  The value for my house on the Roll looks fine (and by that I mean it made me cry, just a little...) so I don't have to go through the process.  But if you have ANY problems, please feel free to contact me any time.  I would love to be of assistance.

And, of course, I can always provide you with an appraised value as of January 1, 2009.  We don't need to do a full Appraisal - I can do a very economical Property Data Sheet with Comparables for $100.  And hopefully it will result in savings of MUCH more!

If you are interested in some national data on this topic, here are a couple interesting articles from MSN Money.  Enjoy!
