Our philosophy on Reviews is simple: start with an open mind, examine all evidence, and evaluate the Subject Appraisal Report in the context of the original Scope of Work at the original Effective Date.
I took a recent set of classes from NAIFA (National Association of Independent Fee Appraisers). I was also pleased to attend the Appraisal Institute 2009 Summer Conference where the Appraisal Review section of the Spotlight on USPAP was presented. I feel my Review skills are better than ever.
Review is one of my favorite areas of Real Estate Appraisal. Maybe it's the teacher left in me - I taught High School in a past career-life... But I also feel it is a very important part of the lending dynamic. It is important to have a system of checks and balances - and I think Appraisal Reviews can help to that end.
