Appraise This

Since the HVCC (Home Valuation Code of Conduct) and the rise of the AMC (Appraisal Management Company) we have seen Appraisal Fees fall.  Here is why:

Since the market downturn, there is less work for Appraisers.  Fewer homes can qualify for a refinance and sales numbers plummeted.  Much of the work that was feeding the ever growing number of Appraiser mouths went away.  So, too many appraisers and not enough work was the result.

Enter the Banks in need of REO appraisals.  They already lost their shirt on that mortgage.  Why not at least try to get the appraisal dirt cheap?  So they call up an AMC and order the Appraisal saying that they will only pay such and such.  And the AMC makes some calls until they find an Appraiser who has been hit so hard by the market downturn that ANY work, even working for pennies on the dollar, sounds like a good deal.

But IS it a "good deal"?  For anyone?  Well, in a word, No.

I hate to sound like my Grandpa, but, "You get what you pay for!"

I tell you what, if I need brain surgery I'm not shopping around for the cheapest guy!  I want the Surgeon with the best track record and the best training.

Fine, Appraisal isn't brain surgery...  But the same can be said for any professional.  If I pay $15 for a haircut, I usually get a $15 haircut.  If you pay cut rates on your Appraisal, you may just get what you pay for.

At Barnes Family Appraisal all Appraisers are at the Certified Level. This means a higher educational requirements and more testing.  We do not cut corners, even if we do sometimes cut our fees.  Times are hard, after all.  So, sometimes you get MORE than you pay for.
