New:  The new Fannie Mae Form 1004 MC (Market Conditions Addendum) will be required as of April 1, 2009.  The purpose, per Fannie, is to: "enhance the transparency of the market trends and conditions conclusions made by the appraiser." 

In other words, they want the appraiser to actually have some statistical evidence to back up their conclusions.

Not:  Yet another Fannie Mae form in all its flawed glory to fill out...
